The Koin Center is an iconic mixed-used office building located in downtown Portland. M+NLB has completed ongoing MEP consulting and design work over the last several years which culminated in LEED-EB Gold certification for the office and TV studio portions of the building. Specifically, M+NLB coordinated plumbing fixture tests to examine different water saving options for the building which resulted in an office building-wide plumbing fixture retrofit which is anticipated to save 38% of water use over the LEED performance case. In addition, M+NLB provided energy analysis and scope which will save an estimated 400,000 kWh and 17,000 therms annually and merited over $130,000 in incentives and tax credits. Mazzetti also provided lighting and outdoor air quality guidance to meet ASHRAE and LEED criteria. Fully installed estimate is $90,000 in incentives and tax credits and 300,000 kwh saved.
