This two-year, $40M redevelopment of Portland’s main shipping facility includes an offi ce building and a combined maintenance facility. The maintenance is for small work required on the new cars that are shipped in and prepared to be transported east. Obtained LEED points included rainwater usage for water conservation, indoor air quality, carbon dioxide monitoring, indoor chemical/pollutant source control, and thermal comfort. Toyota’s redeveloped auto handling facility includes several key components designed to improve the facility’s environmental “footprint:”

• Stormwater Runoff Management: The stormwater management system either directs runoff to bioswale culverts that naturally filter the water, or to a mechanical system that removes oil and solids before releasing stormwater into the Willamette River.
• Riverbank Restoration: 1,700 linear feet of restored riverbank improves wildlife habitat.
• Energy Conservation: Energy-efficient buildings and directional yard lighting are key features of the project. For example, the new yard lighting uses one-third of the energy of the old system, produces twice the output, and greatly reduces reflection into windows of nearby homes.
